News Release - City Welcomes Capron Street Lofts Downtown

(Thursday, Jan. 20, 2011) – Bret Garwood, Director of the City’s Bureau of Housing & Business Development, and City Councilmembers Carolee A. Conklin and Dana K. Miller joined developers Stephen Kiner and Patrick Dutton today to cut a ceremonial ribbon celebrating the launch of Capron Street Lofts downtown. Kiner and Dutton, partners of Riverview Lofts, LLC launched the mixed-use residential and commercial condominium building at 1 Capron St. (corner of South Avenue and Capron Street).

With young, urban professionals and empty nesters as the target market in mind, the condominium units provide a big city feel without the corresponding cost. The formerly vacant, turn-of-the-century warehouse has been recreated into 19 new residential condominiums, in addition to a restaurant, a parking garage, a gated parking lot and a new rooftop garden, from which residents can enjoy amazing views of the city that include the downtown skyline, the Genesee River, the South Wedge neighborhood and the University of Rochester. The condominiums feature exposed wood beams, 12-foot ceilings, exposed brick, balconies and a certain amount of "flex" space that can be used in several different ways to create a second or third bedroom or be kept as wide open loft space. The interior finish – specifically the kitchen, bathroom, appliances and more – is completely customized as the developer works hand-in-hand with each buyer to create their ideal loft-style home.

“This is a visionary project that will increase homeownership downtown and contribute to ongoing citywide revitalization,” said Garwood.

The $4 million project received $1.1 million in Restore New York funds from Empire State Development Corporation.

“The natural, exposed elements of the building combined with modern design and high-end interior finishes provide for some of the most creative and attractive living spaces in Rochester,” said Dutton.

The first few condos will be completed and delivered to the initial round of buyers in early February with several others to follow thereafter. To date, 10 residential lofts have been sold, as well as one commercial space. Nine residential lofts are still available for purchase.
