Tax Foreclosure Auctions

Each year, the Treasury and Law Departments hold a Tax Foreclosure Auction, and environmental auctions. Unlike the Surplus Auctions run by the Real Estate Division, these are not properties that the City currently owns, but are properties where their respective owners have not paid several years of taxes. The properties are being auctioned with their starting bids being the amount of taxes owed. These can be residential, vacant lots, parking lots, mixed use, and commercial buildings.  

This auction takes place typically in November. There are no pre-qualification requirements to take part (unlike the Surplus Auctions), but you must show up to the auction with $1,000 in cash or cashiers check for any properties you wish to purchase as you will be required to put a deposit down on the day of the auction, and pay the remainder the following week. 

The Treasury will make the information available for this sale on its site and we will update this site as information becomes available. The preliminary auction property list will be available in the Rochester Daily Record for 4 consecutive weeks leading up to the auction. The list is subject to change up to the commencement of the auction as property owners are given the opportunity to pay their taxes to retain their property up until the property is auctioned.

Following the Tax/Treasury Auctions, Treasury holds auctions for properties that have "potential environmental isssues" that were not part of the Fall Tax Auction. There are generally two of these auctions. The first ("at lien") is for the amount of the owed taxes as the starting bid. This "At Lien" sale is usually in December or January. The second ("below lien") is for properties that did not sell at the first Environmental auction, and the opening bids are $1000. The "Below Lien" Sale is usually in March.  Please check back to this page frequently for information on these Auctions as they become available.
