Midtown Parcels and Tenants


Parcel 1

The Pike Company’s redevelopment of Parcel 1, the Seneca Building, resulted in a total investment of $31 million. The Seneca Building is now home to the commercial offices of Windstream and the Democrat and Chronicle. The third floor of the Seneca Building, comprising 67,000 square feet, is available for lease. 

Parcel 2

Parcel 2, located at 260 E. Broad Street, was developed by Buckingham Properties into a mixed-use building with commercial space occupied by Butler Till as its new headquarters. The nearly $29 million project at Parcel 2 also included the addition of 28 residential units in the same building, with other smaller commercial use on the ground floor.

Parcel 3

The joint venture of Buckingham Properties and Morgan Communities developed Parcel 3, Tower280. The mixed-use building includes first floor retail, office space, and residential units. Branca is the first restaurant at the building; there is 44,000 square feet of first floor retail space for lease. Commercial tenants include: Bergmann Associates, DeJoy, Knauf, & Blood, and Second Avenue Learning.  Tower280 also includes 181 residential units, 40 of which are allocated to households with incomes below 120% of the area median income.

Parcel 4

Midtown Commons is an outdoor public space which is available for a variety of uses including a venue for special events and festivals.

Parcel 5

Midtown Parcel 5 has been temporarily converted into a transitional/temporary community entertainment space. In April 2021 the City converted Parcel 5 from a shovel-ready development site into an outdoor entertainment space featuring wide lawns, a walking path, and room for pop-up retail. The City of Rochester administers reservations and offers support with logistics to facilitate scheduled uses such as fitness classes, and outdoor concerts.

Parcel 6

Parcel 6, located at 15 and 25 Atlas Street, is not available for development at this time.

Parcel 7

Parcel 7 is owned and operated by the Tower280 entity and is being used as a surface parking lot for the building.
