A distinguishing feature of this site is that it has already been remediated by the City under the New York State Department of Environmental Conservation Environmental Restoration Program.   While future owners would be required to comply with the terms of an environmental easement and site management plan, they will also enjoy the benefit of receiving liability protection and indemnification by the State of New York related to past environmental impacts on the site.  The appraised value of the land is only $58,500, reflecting the ongoing requirements of the environmental easement and accounting for some geotechnical limitations.
